If arriving outside of check-in times please call us to make arrangements, via phone call or text by 7:00 pm. If you do not arrive on the day scheduled it may be considered a no show or cancelation.
NO REFUNDS for a no show or early departure.

CANCELATION POLICY:
If your travel plans change and you must cancel your reservation, please call us at least 14 day's prior to your arrival date for a full refund.
In the unlikely event that you must cancel with less than 14 days notice, shorten your stay or check-out early, regardless of the reason, please understand that we must ask you to take responsibility for half of total reservation.
Guests request and acceptance of
a guaranteed room reservation constitutes a binding contract
between guest and ORPT B&B.;
A non-refundable total payment reservation applies to ALL Holiday weekend reservations.
